What does it cost to buy on Lake Oconee?

In the twelve months to September 2026 there were 693 recorded home sales on Lake Oconee, from $50,000 to $9,000,000, with a median of $875,000. That spread is wide because the lake is not one market.

What moves the number most is water. Homes with private lake frontage ran a median of about $1,612,500 across 172 sales. Homes with shared or subdivision access — a community dock rather than your own — ran between roughly $840,000 and $900,000. County matters too: Greene County had a median of $975,000, Putnam $650,000, Morgan $723,750.

Do I need a club membership to live at Lake Oconee?

No. Most of Lake Oconee sits outside any club, and a great many owners here never join one. The gated golf communities — Reynolds Lake Oconee, Harbor Club, Cuscowilla — each run their own membership structures, and those are separate from simply owning a house on the water.

What is the difference between Greene, Putnam and Morgan County?

Lake Oconee sits across three counties, and the line your deed falls on changes your schools, your property taxes and your permitting.

Greene County holds the Highway 44 corridor, Reynolds and Harbor Club, and is the busiest market on the lake — 461 sales in that period at a median of $975,000. Putnam County covers the western and southern shore around Eatonton, generally more affordable at a $650,000 median across 208 sales. Morgan County takes in Buckhead and the river pockets to the north, the smallest and quietest of the three markets with 24 sales at a $723,750 median.

Is Lake Oconee a good place to retire?

For a great many people, yes, and the reasons are practical rather than scenic. The tax position is genuinely favourable. Georgia lets residents exclude up to $35,000 of retirement income per person between 62 and 64, and up to $65,000 per person from 65 — $130,000 for a married couple — with Social Security exempt on top of that. Property tax relief for older homeowners exists too, though the meaningful school-tax exemptions are adopted county by county rather than guaranteed statewide, so confirm what Greene or Putnam actually offers before counting on it. St Mary’s Good Samaritan Hospital sits in Greensboro with a $45.6 million expansion under construction that will bring cardiology, orthopedics, rheumatology and gastroenterology within a few minutes of the lake.

There is also Del Webb at Lake Oconee, which is the only Del Webb community in the country with direct lake access. And a pattern I see constantly: a family buys here, the grandparents visit, and eventually the grandparents move fifteen minutes down the road.
